How to Regularize a Pier or Deck

Regularizing a pier, deck, jetty, ramp or other nautical structure requires more than reviewing the structure itself. Location can trigger environmental, municipal, federal property and maritime requirements.

Start by documenting what exists

Record dimensions, location, use, approximate construction date, available documents and any previous authorizations. Include any fine, notice or administrative process.

More than one authority may have jurisdiction

Depending on the case, the municipality, environmental authority, SPU and maritime authority may each be involved. The proper sequence depends on the specific location and structure.

Assess environmental restrictions

Mangroves, rocky shores, protected areas, vegetation, beaches, seabed and other coastal features may affect the analysis and require additional technical work.

An existing structure still requires a diagnosis

If the structure is already built, the objective is to determine what can still be regularized, which documents are missing and whether physical adjustments may be necessary.
